Our knowledge is built on over 20 years property experience with 10 years working at a senior level for firms specialising in the sale and letting of quality residential property in Norfolk, Suffolk, Cambridgeshire and Essex.
Your home is the most valuable asset you will own and we understand and buying and selling property is an important event both emotionally and financially. We consider that understanding what our client's want is key to the whole process and we pride ourselves in taking the time to listen to you.
We have specialist knowledge of the Eastern Region and are on hand to assist our clients find the right property in the right location.
After agreeing our brief we compile a report of properties currently on the market meeting your criteria. This will also include property introduced to us by our extensive network of developers, private vendors and agents which may not yet have come to the market. We view all suitable properties which enables us to report back to you with a shortlist of properties fulfilling your brief and which we would recommend you view in person.
Once a suitable property is found we conduct all negotiations on your behalf and once an offer is accepted we liaise with all parties up until exchange of contracts ensuring that the whole process progresses as smoothly as possible.
Traditionally the only advice available to the seller has been provided by the Estate Agent. At Anglia Property Advice we provide a unique service providing independent, professional and most importantly objective advice on value, marketing, presentation and choice of Estate Agent.
It is vital that these important elements are right in order for your property to sell for the right price and in the right timeframe. This advice is as applicable to property which has been on the market and remains unsold as property which is not yet on the market.
Whether it is redecorating, enlarging or renovating your property we will offer you guidance on how these planned works may impact on the value of your home.
We have an extensive network of trusted contractors which we would be happy to recommend to you. Alternatively we can manage the project on your behalf and liaise with all parties to ensure that the works are carried out on time and on budget in accordance with your brief.
We offer a free initial consultation which gives us the opportunity to visit you in your home and understand your requirements.
We provide a truely bespoke service and consequently the size of the brief and therefore our level of involvement varies from client to client.
For our property search and acquisition service we ask for a retaining fee which is due on agreement of our brief and covers a three month period. On exchange of contracts we ask for a small percentage of the purchase price of the property.
